What Improvements Require Approval?

All changes and modifications to the exterior of your home or lot, large or small, must first be approved by the Association. The following is a general list of items that require written approval. If there is a question as to whether or not something requires approval, please call our office.

  • Structural improvements to the exterior of your home
  • Building/Structures (Patio Covers, Gazebos Decks, Concrete Slabs, Fountains/Water Features, Sheds, Green Houses, Garages, Play Structures, Swimming Pools, etc.)
  • Fence Stain
  • Exterior painting
  • Solar Screens
  • Shutters
  • Rain Gutters
  • Sprinkler Systems
  • Landscaping (Plants, Flowers, Sod, Installing Flower Beds, Rock and etc.)
  • Flagpoles
  • Screen Doors and Shade Structures
  • Fountains and water features
  • Exterior Light Fixtures
  • Note: The above list is not a complete list and there may be other items that require a written request to be submitted for approval.     Failure to obtain written approval prior to commencement of construction or installation of any improvement or modification shall constitute a violation of the CC&R's and may include but not be limited to levying of fines,
    legal action and or require modifications or removal of unauthorized improvements at the owner's expense.
    To make the review process as quick and easy as possible, please be sure to submit the following items:

    • Home Improvement Application 
    • Neighbor signatures (if required) 
    • List of all construction and/or landscape materials 
    • Plant list including trees, shrubs, flowers and ground cover 
    • Landscape plan showing the exact location of proposed plantings 
    • Complete dimensions of proposed concrete, fences, walls, rock beds and sod areas 
    • Construction drawing and dimensions of shade structures, storage sheds and all other structural changes 
    • Color photo or product brochure of all proposed decor items, yard structures, doors, windows etc. 
    • Site-plan or detailed drawing that shows the exact location of all proposed landscape, hardscape and structural changes. Plans and drawings must include neighboring property lines and setbacks 
    • Photo of exact location for which changes and improvements will take place
    • When installing concrete, the homeowner must indicate on their site-plan or drawing, the existing drainage pattern. If the existing drainage pattern will be altered, a new drainage plan must be submitted for review
    • Provide color and finish of all concrete and other hardscape material
    • The homeowner is responsible for checking with the City to see if their project requires a building permit. In some cases, the Association may require a copy of the City approved building permit
